Subdivision Platting

Refers to the legal process of dividing a piece of land into smaller fragments. Therefore, in the engineering and surveying industry, this term is often used synonymously with “subdivision development.” The “plat” itself is a legal document, an officially approved and recorded drawing which depicts the layout of the subdivision including Lots, Blocks, Reserves, Right-of-Ways, Shared Drives or Permanent Access Easements along with any building lines and easements required by the municipality.

Topographic Surveys

This type of survey, necessary for property development, encompasses all the information included on a boundary survey, with the addition of vertical elevations of all permanent features including natural grade elevations, and when accessible, the location and depths of all underground utilities based on above ground evidence along with information obtained from online resources and construction plans.

Construction Staking

Our crews are highly experienced with staking out large and small construction projects from beginning to end. We start by establishing highly accurate horizontal and vertical control to ensure every point staked matches the precise location defined in the provided construction plans. Typically starting with underground utilities including sanitary, water and storm structures and lines. Followed by the layout of other items such as building envelopes and/or building corner, temporary construction entrances, detention ponds, offsets for pavement locations and smaller items such as pools, signs, fencing or anything else you project calls for. We've done it all.

ALTA/NSPS Land Title Surveys

Required by most lenders to finance the purchase of commercial real estate and adheres to the standards developed by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). It provides buyers with a thorough understanding of their purchase and any potential title issues. ALTA surveys are more detailed and precise compared to standard land boundary surveys.

FEMA Elevation Certificates

An Elevation Certificate is a document that lists a building's location, lowest point of elevation, flood zone and other characteristics, according to the Federal Emergency Management Agency (FEMA). It is used to enforce local building ordinances and to help determine flood insurance rates.

Aerial Maps & Point Clouds

A drone survey is the use of unmanned aerial vehicles (UAVs) to capture geomatic data at controlled heights. Drones are equipped with high-resolution cameras and sensors that deliver overflight videos, aerial images, 3D photogrammetry, 2D orthomosiacs, and precision point cloud files. Drone mapped point clouds provide literally millions of points of data for accurate design and conception.
